Appointed as part of the design from RIBA Stage 3, TGA developed design information alongside the successful Main Contractor and M&E Contractors for this significant redevelopment in the centre of Durham City. The project includes a redevelopment of the existing Gates shopping centre to provide new leisure and retail facilities as part of the newly named Riverwalk. The Student Accommodation provision, operated by Fresh Student Living, provides approximately 260 student bedrooms across mumltiple blocks. TGA Consulting Engineers LLP are employed as part of the Main Contract Team to develop the Technical Design for the M&E Services for this significant redevelopment in the centre of Durham City. The redevelopment comprises creating an ‘external’ mall area, providing new retail, restaurant and cinema units (shell & core only) in addition to the provision of 5No new build Student Accommodation Blocks, providing approximately 260 student apartments. The project Client is Clearbell Capital and is currently valued at approximately £30m. The project utilises a very efficient and effective M&E Design strategy throughout, with particular emphasis on achieving high quality student accommodation for the Student Blocks and to ensure compliance with Planning Requirements and Building Regulations is achieved. The student development incorporates Combined Heat and Power (CHP) via a common (below ground) plant room. High efficiency LED lighting is also provided, in addition to a centralised ‘whole house’ mechanical supply and extract system complete with heat recovery. The ’whole-house’ system links a number of apartments (vertically) to roof-void mounted vent-plant, which provides continuous ventilation. TGA were engaged by Durham University, under our framework agreement, to work as Building Services Consulting Engineers in a team led by GSS Architects to refurbish large parts of Durham Castle which provides accommodation for University College. Prior to this appointment, TGA worked with HLP Architects to prepare a high level feasibility assessment into the potential scope of works for refurbishment projects in University College and Hatfield College. At the completion of this commission it was decided to progress the works in the Castle as a first priority, with a view to returning to Hatfield College in following years. The project works in the Castle were to be delivered in two constrained phases of building works. The first phase was to be carried out over the summer and prioritised the common parts of the building, including the Great Hall, the kitchen and the associated servery facilities. This was to be completed in time for the end of the summer vacation so that the Castle could fulfil its’ function as the centre of life for members of University College. The second phase then ran to the end of the Christmas vacation period and included the refurbishment of student accommodation in Hall Stairs, Junction Stair and in the Keep. This phase of the project was to form new en-suite accommodation, where possible, and improved communal facilities where the form of the historic building precluded the preferred ‘en-suite’ approach. TGA Consulting Engineers LLP were appointed by Durham University to act as Lead Consultant and Building Services Engineers for the partial refurbishment of the student accommodation at Trevelyan College. The contract works were carried undertaken during the summer -shut-down period, to a demanding programme that required that the buildings be available for re-occupation after the summer vacation period. Under a separate commission, TGA undertook a feasibility options appraisal to investigate alternative means by which to generate thermal energy for the site, including the use of Combined Heat and Power. TGA fulfilled the role of Contract Administrator working with a wider design team appointed by Durham University, largely because the majority of the project works were directly associated with the upgrade of the mechanical and electrical services systems. The TGA team worked closely with the Estates Department, Student Representatives and House Keeping, ensuring that the major reservicing project was developed alongside all key stakeholders. The project was completed within the project budget and within the programme constraints.  TGA were able to provide a frequent site presence due to the close proximity of the college to our Durham office.
