This £45m development is now complete, after being handed over the the Client in November 2020. The project has been a very challenging one from start to finish, with the initial difficulties surrounding the selection of the Main Contractor and the later issues associated with COVID-19 impacting site progress.

TGA provided the design development from a limited Stage 3 scheme up to and including a full technical Stage 4 design as well as the production of installation and as fitted information.

TGA’s BIM team worked tirelessly with the design and construction teams to develop coordinated MEP information, which had major coordination issues from the start. This included ridiculously limited ceiling voids, plant risers apparently leading to nowhere, sprinkler tank rooms that weren’t big enough for the sprinkler tank and many more.

Our Building Performance also provided compliance advice for the scheme, which included developing and lodging the as built Energy Performance Certificate. They also uncovered issues with the original design, including overheating issues that resulted in fabric and glazing adjustments. Changes that ultimately proved necessary to achieve compliance.
Never walking away from a project, TGA dug in and continued to support and assist the project through to completion, going far beyond the initial scope.

Whilst this is a project that many of us would like to forget, in time it will no doubt be seen as a project we will learn to be proud of and be pleased we were able to form such an important role in delivering, even if never actually being acknowledged for the tremendous effort put in by all those at TGA.
