  • Boldon House Refurbishment

    TGA have been engaged as part of the Design Team by Identity Consult for the refurbishment of Boldon House in Pity Me for Durham University.

    Project Summary

    Boldon House comprises c.5,761 sqm Net Internal Floor Area plus 36 sqm external storage, plus car parking (circa 250 spaces).

    It is expected there to be around 600 staff allocated to the building, with 350 staff in the building at any one time, based on a split of 60 (work) / 40 home hybrid working. The project involves the complete strip out of the M&E installation, with the building forming part of a decarbonisation scheme supported by SALIX funding.

    A detailed Options Appraisal was undertaken to assess the building fabric and potential for Low & Zero Carbon Technologies. This method deals with reducing the requirement for energy, the efficient use of energy and then the integration of low or zero carbon technologies in sequential order. This approach inherently offers best value for money against carbon savings.

    As part of the works, the existing gas fired boilers will be stripped out and replaced with a new air source heat pump system to meet the heating and hot water requirements of the building.

    Electrically, the building will be serviced by a new substation to cater for the increased electrical load. A new energy efficient LED lighting scheme will be provided throughout.

    A SKA assessment is being undertaken for the development. SKA rating is an environmental assessment method, benchmark and standard for non-domestic fit-outs. A Gold Rating is targeted for the development.
