Bramshott Place Retirement Village, Hampshire comprises the reclamation of a former hospital site in the Hampshire countryside providing an array of luxury dwellings set around a central Mansion House.

Project Summary

The village comprises a mixture of accommodation including terrace cottages, houses and multi-apartment blocks, totalling around 150 units.

A high standard of finished accommodation was required and this was met with the production of robust performance specifications prepared by TGA and the other disciplines of the design team. The residential element appointments were procured as design and build with TGA providing technical assurance monitoring duties during the construction and commissioning stages.

All of the dwellings achieved an Eco Homes Excellent rating and use high efficiency boilers and solar thermal hot water heating to minimise energy demand.

The Mansion House, which acts as the hub of the village, includes administration offices, medical facilities, restaurant and commercial kitchen, bar, laundry services, guest accommodation, health spa and other social spaces.

The Mansion House utilises CHP plant for the on-site generation of heat and electricity. Other engineering systems comprised heating, domestic hot water services, ventilation, lighting, emergency lighting, telecommunications, fire alarms, alarm call, TV IRS and small power.

Rain water harvesting systems were installed across the site to maximise ecological benefit providing reclaimed water storage in excess of 30,000 litres.

TGA were commissioned on a traditional basis with full duties for the design of the building services systems for the Mansion House.

The development has a construction value of approximately £17m.
