    TGA Consulting Engineers were engaged as part of the Design Team by Willmott Dixon as part of this Scape Framework project. The design stages included Stage C, Stage D and the development of the M&E Performance Design for Stage E/F.

    Project Summary

    This £6.6m project was developed as part of the Central Park  Enterprise Zone, which is a key area for Darlington’s regeneration plans.

    The development is able to house up to 64 new and developing local businesses and offers flexible office space and support. Funding for the development was provided by the European Regional Development Fund and the Homes & Communities Agency (HCA).

    It was important that the development could deliver on a number of key aspirations, which included a low energy cost effective highly flexible and robust environment.

    Working alongside Lead Consultant and Architect P&HS and BGP Consulting Engineers (Civil & Structural) the project was designed utilising 3D design tools, and followed a BIM Level 2 process.

    Using natural ventilation, exposed soffits, energy efficient lighting with daylight controls plus photovoltaics, the building was able to achieve an Excellent BREEAM rating and an EPC A rating.

    The building was developed in close communication with Darlington Borough Council and also, their tenant the North East BIC. The North East BIC (who operate other, similar buildings in the North East) had a number of key requirements that had to be incorporated into the design including the need for individual metering to each tenant area.
