TGA were part of the design team to provide a complete project package for merging multiple offices into one managed by Identity Consult.

Project Summary

The scope of the project was to provide flexible working space for up to 700 people in a variety of work settings including hot desking, to support Thirteen Group’s transition to agile working.

GT3 Architects undertook extensive stakeholder engagement to map out the requirements for each team and space within the buildings, which allowed specific needs to be captured and accommodated in the design.

The project had a very challenging programme, and this was a key factor in appointing the main contractor. Following a competitive tender process, Key Property Solutions were appointed as Main Contractor under a design & Build contract.

KPS completed the project on budget, dealing with multiple change requests and were able to accelerate the programme to allow for early handover of some areas to assist with Thirteen training and commissioning.

During the construction of the Learning and Teaching Centre (LTC) TGA were engaged to complete the Construction, design and installation information on behalf the M&E contractor. Their involvement from an early stage enabled the building model to be developed with actual manufacturers information, which provided detailed installation information.

The flexible approach delivered by TGA enabled builders work holes in structural elements to be detailed very early in the programme, which had cost and programme benefits.

A Level 2 BIM model was required for the project, with TGA being very proactive in developing this and guided the site team and other team members with the delivery of their respective elements.

TGA helped to provide a very technically demanding building successfully, which incorporated complex MEP, Architectural and Structural co-ordination.
