TGA’s duties for the student hub included feasibility study, site survey of existing services, production of employer’s requirements performance specification and indicative layout drawings, liaising with design team, site inspections during construction stage, attending design and site meetings, reviewing and commenting on contractor’s design proposals and attending witnessing of services operations. Works also included for site inspection and production of outstanding works/defects lists at the end of the project and review and commenting on contractors operating and maintenance manuals and as installed drawings.
The mechanical services works included stripping out of some ventilation ductwork, kitchen canopies, redundant air conditioning units, water services, drainage and fans on the second and third floors with some of the existing ductwork retained for reuse in the new project. Existing heating pipework and emitters were intended to be retained and modified to suit the new proposed layouts on both floors.
