Central Plant Replacement for Large Scale Residential

TGA Consulting Engineers LLP have been employed by Apollo Property Services to undertake detailed options appraisals for replacing central plant for two large scale multiple occupancy estates, Gamages Estate and Aberdeen Mansions Estate in the Holborn Circus and Bloomsbury wards of the London Borough of Camden.

Project Summary

Gamages Estate comprises 194 dwellings all served from an existing communal heating system and the Aberdeen Mansions Estate comprises 74 dwellings with a portion of served by local installations and the remainder served by a communal heating system.

A number of central and local options for thermal energy generation were appraised for each estate. Consideration was given primarily to the replacement of life expired plant and distribution such the system remained operational, including capital and life cycle costs as well as practical limitations such as installation and maintenance requirements.

Computer generated models were created of typical dwellings within each estate, based upon information obtained during site investigations.

This information enabled carbon emissions associated with each option to be assessed, demonstrating advantages and disadvantages of implementing particular thermal generation systems, such as improved efficiency boilers and more sophisticated controls.

Detailed design of the recommended plant replacement at the Aberdeen Mansions Estate has subsequently commenced following an instruction from Apollo Property Services. The recommendation for the Gamages Estate includes the replacement of thermal energy generation plant as well as the introduction of Combined Heat and Power technology to provide a facility for on-site electricity generation to offset consumption.

During the construction of the Learning and Teaching Centre (LTC) TGA were engaged to complete the Construction, design and installation information on behalf the M&E contractor. Their involvement from an early stage enabled the building model to be developed with actual manufacturers information, which provided detailed installation information.

The flexible approach delivered by TGA enabled builders work holes in structural elements to be detailed very early in the programme, which had cost and programme benefits.

A Level 2 BIM model was required for the project, with TGA being very proactive in developing this and guided the site team and other team members with the delivery of their respective elements.

TGA helped to provide a very technically demanding building successfully, which incorporated complex MEP, Architectural and Structural co-ordination.
