TGA were engaged by Bailey Building Services to design the mechanical and electrical services within this new build 20,000m² office development in London NW10.

The building has 7 floors of lettable offices, set out in two wings which are serviced individually so as to enable them to be let to different tenants. The office areas are fully air conditioned using a 4 pipe fan coil system and incorporate energy efficient (less than 2w/m2/100 lux) LG7 compliant lighting. Park Royal also has a full height feature atrium and 2 floors of underground car parking.

TGA have subsequently worked on a similar business park development with Bailey Building Services located in Hammersmith, London.

We have also delivered a series of office projects, fitted out variously to Cat A or Cat B standard at Cobalt Business Park in Newcastle. We completed the M&E services for the Newburn Riverside development which included 2 Cat A office blocks and 12 factory units.

We have also worked with Bailey on a number of projects in Scotland including the Cart Corridor Business Park and the £330m Maxim Park development located between Edinburgh & Glasgow.

TGA recently worked with Bailey and Mansell to convert Harperley Hall, an existing, listed building in County Durham, into a new training administration centre for the National Police Improvement Agency’s Forensic Science facility.

During the construction of the Learning and Teaching Centre (LTC) TGA were engaged to complete the Construction, design and installation information on behalf the M&E contractor. Their involvement from an early stage enabled the building model to be developed with actual manufacturers information, which provided detailed installation information.

The flexible approach delivered by TGA enabled builders work holes in structural elements to be detailed very early in the programme, which had cost and programme benefits.

A Level 2 BIM model was required for the project, with TGA being very proactive in developing this and guided the site team and other team members with the delivery of their respective elements.

TGA helped to provide a very technically demanding building successfully, which incorporated complex MEP, Architectural and Structural co-ordination.
