Project Summary
The development will provide 71 new apartments, consisting of 1, 2 & 3 bed(s) and accessible units split across four cores. Ground floor apartments in two cores consists of duplex apartments.
The design incorporates central plant, comprising boilers and CHP, which generate low temperature hot water that is circulated to the apartments where it is used to feed heat interface units used to heat the apartment and generate hot water. Each apartment also has local heat meters, for billing purposes, which are interfaced on the BMS.
Each apartment has a wet under floor heating system, maximising the availability of wall space for other purposes. Each apartment also benefits from mechanical ventilation with heat recovery.
TGA undertook overheating analysis of communal spaces and have developed means to mitigate issues by using the smoke extract system.
The scheme includes a new sub-station and emergency standby generator provision. There are 4 No. passenger lifts, 2 of which are used for firefighting purposes.
A 30lWp photovoltaic array will be provided along with 5 No. charging points for electric vehicles.
The buildings have full access control systems and external lighting developed in accordance with Secure by Design standards.
