Heathcote Court & Glade Court

TGA Consulting Engineers are working on this project which includes 33 new homes across Heathcote and Glade Court.

Project Summary

There are existing homes which will remain and not be affected, however the garage areas will be affected. The three areas identified for new housing across the two estates had to be chosen carefully, so that the disruption to residents is kept to a minimum.

The new buildings are two and three stories, brick faced with pitched roofs to sit sensitively into the context. They are simply and robustly detailed to refresh the estate in a quiet and elegant manner.

Due to there being existing residents, there were wider benefits for them, including, improved green area, improved refuse and recycling, enclosed communal areas including play space with planted edge against the public route, communal garden including play and gathering space serving existing Glade Court and northern units of the new block, entrance Courtyard providing an enclosed court with planting and playable edge which still allows emergency vehicle access and planting to create enclosure and shelter to front garden space.

During the construction of the Learning and Teaching Centre (LTC) TGA were engaged to complete the Construction, design and installation information on behalf the M&E contractor. Their involvement from an early stage enabled the building model to be developed with actual manufacturers information, which provided detailed installation information.

The flexible approach delivered by TGA enabled builders work holes in structural elements to be detailed very early in the programme, which had cost and programme benefits.

A Level 2 BIM model was required for the project, with TGA being very proactive in developing this and guided the site team and other team members with the delivery of their respective elements.

TGA helped to provide a very technically demanding building successfully, which incorporated complex MEP, Architectural and Structural co-ordination.
